How a foreign buyer owns property in Thailand

Buying inside a condominium is the most straightforward route into the Thai market, and the one with the clearest legal footing for a foreign owner. Four steps, and none of them require you to be in the country.

    Buy inside the foreign quota

    Thai law allows up to 49% of a condominium building's saleable floor area to be registered to foreign owners. Units within that quota are available to you personally, as freehold.

  2. 02

    Send the funds from abroad

    The purchase money must arrive in Thailand from an overseas account in foreign currency. The receiving bank then issues the certificate that documents it — the paperwork the land office will ask for.

  3. 03

    Register at the land office

    Ownership is recorded in your name at the provincial Land Department and the title is issued to you. With a power of attorney, we complete this on your behalf.

  4. 04

    Hold it outright

    Freehold condominium title is yours indefinitely. It can be rented out, sold on, or passed to your heirs — it is not a lease and it does not expire.
