Grand Property advises international buyers on acquiring, holding and eventually selling residential property in Thailand. We work with a small number of developers, a short list of projects, and clients who intend to keep the asset.

Why we exist

Most people arrive in Pattaya's property market through a search engine and a sales gallery, in that order. They are shown whatever is paying the highest commission that month, told the yield figure that closes fastest, and left alone the day the transfer completes. It works — for everyone except the buyer.

Grand Property was set up to invert that. We contract directly with developers, so our income does not depend on which building you choose. We put an independent Thai lawyer in front of you before you sign anything. And we stay involved after handover, because a rental apartment that nobody manages is not an investment, it is an expense.

To make owning property in Thailand as considered, documented and unremarkable as owning property at home — for buyers who are doing it from four thousand miles away.

Market expertise

We track completions, handover delays, resale prices and rental occupancy across the districts we sell in. That record is what lets us tell you which project is worth a four-year payment plan and which one is worth walking away from.

It also means we can be specific. Not 'strong rental demand', but what a two-bedroom on that street actually achieved last high season, and what it sat empty for in May.

    We start with the brief, not the inventory

    Budget, timeframe, whether this is a yield play or a future home, and what you would need to see to walk away. The shortlist comes after that conversation.

    Everything in writing

    Reservation terms, payment schedule, what is included at handover, and what happens if the developer is late. In your language, before any money moves.

    Independent legal review

    A Thai lawyer who is not paid by the developer reads the contract and confirms the unit sits inside the foreign quota.

  4. 04

    We are still here in year three

    Rental placement, maintenance, tax filing support and resale. The relationship is meant to outlast the transaction.
